Second Angel provides fast loans. We make quick decisions and fund sooner than institutional lenders. We help when money is needed immediately to save a deal, or when a lender has failed to close a loan as planned.

We can review property information, prepare loan documents, make decisions and fund a loan in less time than some lenders take to answer a voice mail

We can do this because we are a direct lender. We originate, underwrite and fund loans from a single source: US.

In-House Underwriting: When you talk to Second Angel, you're likely talking to an underwriter. There is no bureaucracy, no hidden loan committee. Underwriters make an effort to meet each borrower in person, or over the phone, in every deal. A Second Angel Principal personally visits each loan site as a final step in our fast underwriting process.

We also specialize in complex situations that other lenders won't-or can't- understand. We're able to come up with creative solutions that let you get where you want to go. Quickly.

Second Angel provides a full spectrum of lending products and services. These range from Alt-A residential loans through commercial loans to private money. We provide a single source of loan products that make sense and that bring you results - FAST.

Our loans are often used for bridge or gap financing. These funds satisfy an immediate need, either to acquire property or to improve properties saddled with special challenges. When the immediate need is satisfied and the immediate purpose is satisfied, the loan is then transitioned to a conventional institutional loan product.
